Downtown School In The Arts District To Open This Fall

Downtown School to open its doors once again this fall. This school has been going through2 years of major renovations costing about 9.5 million dollars. I think its a great opportunity for students who enjoy art to have a place they can learn and grow. This school is located downtown in the arts district and will house The Nevada School of the Arts,The American Institute of Architects and the city’s Cultural Affairs Division and more. Whats HOT In The Hotel Condo Scene Here In Las Vegas




By now all of my readers should realize that I specialize in the High Rise Condo market here in Las Vegas. Over the last few months i've worked with a very broad array of individuals from all over the world who have been looking to purchase a luxury High Rise Condominium here in Las Vegas. Of course everyone wants the best deal possible and i make sure thats exactly what each of my clients gets in every transaction. There has been a sustantial increase of buyer intrest at MGM Grand Signature from every corner of the world. There are some great deals in this development at the moment but there are also some property's that are just priced rediculous. Check out my Top Picks for MGM Grand Signature Towers HERE. If you venture west of the strip just a few feet you will come across MGM's multi billion dollar NEW development City Center which will also have a Hotel Condo named Vdara which just recently Toped Out at over 600'. Both developments MGM Grand Signature & City Center are true maasterpieces that make great additions to the ever changing Las Vegas Skyline. By the end of 2008 all of the buildings in City Center are expected to be at full hieghts. I feel that if you have been sitting around thinking and contemplating about buying your very own Las Vegas High Rise Condo you need to get up and take action.


I mentioned that there are some great deals at MGM Grand Siganture Towers but you can find some fantastic deals at every Las Vegas High Rise Condo development if you have the right Realtor working for you who specializes in the High Rise Condo market. I know this is off topic but just the other day i was conducting a search for a client of mine and found a ONE of a Kind deal at Panorama Towers, i could hardly believe it myself when i found it. The deal was a 2 bedroom 2.5 bath, 2374 square feet, on the 18th floor for ONLY $899,000. I know some of you are sitting there thinking well thats alot of money Makea, not if you look at it in price per square foot, it's only $379 a square foot, and it sounds nicer too:) Like i said there has been an increase of intrest in MGM Grand Signature but there are deals of equal or greater value elsewhere also.

Condo Hotels In Las Vegas. Safe Bet Or are The Odds Against You?



There have been many questions surrounding the new Las Vegas Condo Hotel opportunity's since their debut. One question is, will they actually produce some sort of cash flow for the owners, and another question is will they last? I have some thoughts about these kinds of projects i would like to share with everyone. First things first you have to understand that every persons situation is different and not every condo hotel was bought in the same conditions. For example you might have paid more for a unite than the person who owns the one across the hall from you which would mean that theirs might produce cash flow before yours because of the lower purchase price. Another thing you must think and know about before you buy is what are the management fees and any other cost that come along with owning a property of this nature. Allot of disgruntled buyers are upset at the wrong people over their situations, blaming their problems on the developer or management company's when in fact they should be furious with who ever, if anybody, represented them in their purchase. I feel that it is the responsibility of the Realtor who is representing the buyer to educate them and make them aware of everything before they purchase otherwise they could quit possibly end up loosing money or their property. There have been Condo Hotel buyers who have had great success and others who have had nothing but head aches. I feel that people who are upset and disgruntled get a whole lot more attention than anyone who has been successful with there Condo Hotel from the news and other sources of media. I read in the Las Vegas Sun today a very interesting story about the Condo Hotel scene that made made some very interesting points. (read the full article here) Like i have said before and i will say it again you always need to make sure that your have the best representation possible when buying any kind of High Rise Condo here in Las Vegas whether it's a strictly residential development or Condo Hotel because there are allot of ins and outs that might be missed if you let your guard down. Common Mistakes Realtors Make


This is a common problem on the Local MLS service here in Las Vegas NO PHOTO AVAILABLE. In the begging I would just not bother with listings with no photos but there are more and more properties with no photos available and some are even some of the best deals on the MLS but still no pictures. Some Agents will put just 1 or two pictures of the out side of the house or building and thats it no virtual tour or anything a good property description yea right It is very annoying to me because I feel as Realtors Its our job to provide the best service to our clients by knowing the market and marketing there homes to sell not just listing them and waiting to see what happens some times Im not even sure why some agents are in business they act as if they are selling these properties for them selves not for there clients. Not to long a go I received a call about a property that was for sale they wanted more information so I sent over the info and of course there were not any photos available and so I called the listing agent to see if he had any photos available he told me that he would up load them to the MLS in 1hr and he refused to let me go and take pictures because he said there were other units available with the same floor plan I explained to him we were not interested in the other units available we were interested in his listing and to make a long story short by the end of the call no appt to get the photos and this person has yet to add the photos to the MLS and that was over 2 weeks ago. I do understand that some properties do have the same floor plan as others but people want to see the vies and what the actual unit there are interested in looks like not the one next door. The MLS service is a very powerful tool that we have access to we all have to pay or dues which we all know aren't cheap so why not use it the right way I feel by not properly marketing these properties correctly we are wasting our clients time and money not too mention It would make all of our jobs alot easier.

Sky Las Vegas High Rise Condominums BEST Deals Above 1100sqft


Is there still good deals in the Las Vegas High rise condo market? You better believe it quick and jump all over them because the boom is on it's way back! Can't Close Escrow on your High Rise Condo? What Can You Do? Find Out Here


Over the last month or so i have received an increasingly large amount of phone calls from High rise Condo buyers who are not in a position to close escrow on their vertical property's for one reason or another. I have encountered people who can't qualify for the loan and people who can qualify but don't want to close. There are so many different situations that people are in that it just doesn't make sense. I have had people call and tell me one thing and others tell me the complete opposite. If you are in this situation you first need to read your sales contract thoroughly, then contact the sales department at what ever development you have a property under contract at. In my experiences the developers are more than happy to help people out in these types of situations to the best of their ability. Once you have talked about your situation with a development representative you will have a clearer understanding of what your options are. After you understand what options you have it will make things easier on yourself and you can work on things from there. The #1 problem that i have been hearing from people in these types of situations is that they either can't close escrow or they can close but don't want to pay a high down payment. One solution that some developers are allowing people to do is to do a contract transfer or assign their contracts to someone else. This is only an option for people who have been specifically told by their developer that they can do this and if you haven't been told this then your not allowed to do so. I have helped several people who have gotten the OK from the developer to do a contract transfer but the task has not been easy. People who can't close on their High Rise Condo need to understand the quicker they take action and speak to the developer about their situation the easier it makes it on everyone. Now on the positive side of this equation if you are able to close and don't have a problem with paying a little higher of a down payment than a traditional style loan then you are in a great position. The reason you are in a great position is that you can pick up property's at 2005 &2006 prices which means instant equity for you. This is only a good idea if you want to buy a High rise Condo and don't want to pay 2008 prices and also you have the opportunity to pick up some very prime unites with some of the best views in town. Like i mentioned earlier i am currently working with several people who can't or don't want to close on their Condos so if your interested in this type of deal i can be of help to you. I have access to Palms Place and Trump International Condos that are way below what the developer is selling their Condos for because like i said these property's were put under contract a few years back during pre construction phases of the developments. Union Park Las Vegas's Urban Core


Union Park has been Mayor Goodmans dream development to revitalize downtown Las Vegas for several years now. This massive work/live development is now underway with the infrastructure phase of construction underway residential and retail construction aren't to far behind. This is a new look for las Vegas which will draw new residence and professionals to Las Vegas to live and work which will in turn help out our local economy. The Union Park project is going to be a brand new look for Las Vegas, "The first phase of the Union Park infrastructure project is expected to take seven months to complete. Development will begin in the southern portion, from North Discovery Drive to Bonneville Avenue, first. When complete, the urban center will have about 3,100 high-rise residential units, 1,750 hotel rooms, 363,000 square feet of retail and 1.9 million square feet of Class A office space, according to city plans." and this town defiantly needs a new look and feel in my opinion. Tough Talking From Sullivan Square


Sullivan Square is a Mixed Use development located at Durango and the 215 beltway. This 16 acre planed development will have 1,300 High/Mid rise residential units, 45,000 square feet of retail and office buildings, and a central park. Over the last few months their has been a growing concern among construction contractors and home owners that are involved with Sullivan Square because of talks that the development might not go up. According to a lawsuit, filed in Clark County District Court by one of the developments partners GSG, alleges breach of contract by Harcourt Nevada , a 60% Partner in Sullivan Square, for failure to perform funding obligations and breach of fiduciary duty. GSG's Lawyer John Manly says "Essentially, Harcourt is pushing Glen, Smith & Glen out of the project and they intend to build it themselves," the California lawyer said. "It amounts to economic bullying." This is bad news for anyone involved with Sullivan Square because the allegations in the filed lawsuit can only bring on one thing and thats a Hold Up in the Finishing of this project which anyone familiar with Construction or Land Development knows is a big deal.
