MGM Grand Towers Faces Lawsuit


Last night on our local news i watched an interesting story about how Las Vegas MGM Grand Signature Towers is being sued by Condo owners. This lawsuit has been going on for several months now and it is no surprise that there have been allot of disgruntled buyers of MGM Grand Signature Towers Condos. The lawsuit alleges that the buyers were mislead by sales staff when they purchased their condos and a stipulation in the contract specifically covered MGM in case a sales agent made a promise that held no merit. MGM is now having to have this lawsuit go before a jury to find out whether or not the Condo buyers were in fact mislead into purchasing Condos with in MGM Signature Towers by promises of extremely high financial gains. This is a perfect example of why any High rise Condo buyer must have proper representation before they even consider purchasing any style High rise Condo, whether it be a Vacation home, Primary residence, or Investment like a Condo Hotel. The Condo buyers in the Lawsuit said they had promises made to them by sales representatives that stated they would receive higher nightly rates than what they are now currently receiving by having their condos enrolled in the MGM resort rental program. People have to keep in mind that nobody can make you any type of promise as to what you will receive in the future because no one can control what happens in our daily lives like WAR, economical down turns, tourist trends, and especially future nightly room rates & if they do make you an outrageous promise run and run fast. If you are interested in buying a High rise Condo for what ever reason i can guarantee you only 1 thing and that is you need to be represented by a professional who understands what your needs are and has your best interest before anything. The disgruntled Condo buyers that have this on going lawsuit with MGM must not have had proper representation because it was said that they purchased their condos form any were between $600K-$800K and were promised nightly rates to be $300 + per night. Now with that said lets do some simple math to figure out if this would have even been a halfway decent investment, lets say they got extremely lucky and their condo was rented out every night for $300 which would equal $9000. The average cut for a condo hotel is 60-40, 60% going to the owner and 40% going to the resort, this is not to bad because you would be left with $5400, but this would mean your condo was rented out every single day of the month which is highly unlikely. Lets cut the number of days your condo was rented by half which would mean that it was only rented for 15 days out of the month. This would total $4500 and now subtract the 40% and it would leave you with $2700 and i don't think that their mortgages were any were close to that with purchase prices of $600K-$800K do you? Like i stated earlier in this post it is a MUST you have proper representation when purchasing a High rise Condo for what ever the reason.

New Vertical LasVegas Construction deaths...Do we blame the workers or the people in charge?



Today on the Las Vegas Sun I read a article about the number of construction deaths in the NEW High rise Market within the last 16 months the amount of deaths while working on these developments have exceeded the total reported for the entire 1990's building boom. I am completely 100% behind the NEW Vertical High rise market here in Vegas but I believe in safety first and I also believe that if these construction sites were not as crowded,the construction workers had the right supervision,proper training, and if they weren't forced to rush and cut corners there would be would be 9 less lives lost I do not agree with the idea of canceling these projects but i do believe that safety comes first my heart goes out to all of the people who has lost there lives and to there family that they left behind I do not believe that the construction workers are to blame because they just like every one else have to pay bills and sometimes we do things that we may feel right but we still do it just to make ends meet. Surviving at the Top.


Most people hear about the doom and gloom of real estate and the current financial markets. What i am trying to accomplish with my reporting is to try and open people up to the tremendous opportunity that is currently available to people who are in the right position. I have mentioned before that Las Vegas is always effected later and recovers quicker than any other city in America when there is trouble in our nations Real Estate markets or financial sectors. Since the beginning of the year sales have continued to climb back up while the price's are still lower than usual. One must understand that we have set records for several years straight in Las Vegas and just because things took a turn for the worst doesn't mean we suffered as much as other city's in America. Let me use an analogy to explain better, ok picture yourself sitting at a black jack table, you've played 10 straight hands and have won each time with a minimum bet of $5. So now your up, the next five hands you lose with a minimum bet of $5 bucks, but in reality your still up but not as much as before. This is similar to what has been happening here in our local Real Estate markets we were up for a long time and now we have slipped but in actuality we are still up because of how high we had gotten when things were in our favor. There is a whole lot of opportunity in our Real Estate market right now and you have to have people on your side who understand this and could find the deals that are lucrative. All across the board there can be deals found that are great and especially in the High rise Condo sector. Another Sad Story of a weak Developer Who is giving the High/Mid rise Market a Black Eye


I have always said it is extremely important to make sure your represented properly when purchasing a High/Mid rise condo here in Las Vegas for many reasons. First of all you want to make sure if you are buying in Pre Construction that the development is properly funded and the project is actually going to be built. The main thing that needs to be understood is that people have to have an open line of communication with their representation in order to avoid these types of problems because i feel that it is the Realtors responsibility to make sure they have put their client into contact with a strong project. Realtors often are more worried about what their clients buying criteria is rather than if the project/development is strong and will be built. Verge Las Vegas Mid Rise condo development is a perfect example of how a lack of communication and a weak developer can hurt the image of our current High/Mid rise Condo market as a whole. Yesterdays post was a very positive reenforcement of were our High rise market is going and how a strong developer can handle this type of market we face as a Nation. More Sladerish talk about the High Rise Condo makret



Just as i have suspected another bad article that only portrays negative when in fact it is a positive story. The review Journal has published another article with false truths that mislead people about the Las Vegas High rise Condo market. The title of the article was " Resales rise for high-rise luxury condos, data find Price per square foot declines, observer says" In the article it goes on to say how the median price of a Las Vegas High rise Condo has risen 30% from the previous quarter but prices per square foot have decreased 0.5% to $466 per square foot. This was recorded as of March 31st which does not take into its findings the recently released Trump International Hotel & Tower re-sale numbers or Palms Place which were just opened on March 31st:) Once the Condo sales for these two Developments are recorded you will see an even bigger increase in the median price as well as a huge jump in price per square foot. The article divides our High rise condo market into a few different parts, such as Hotel Condo, High Rise Condos, and Mid rise Condos. My personal opinion is that we should not think of all these different sectors when discussing the High rise Condo market because it brings in confusion and sometimes inaccurate numbers. When i speak about the High rise Condo market i speak about it as a hole, this way it is easier to understand. The article also stated that "average unit size grew from 1,576 square feet to 2,050 square feet" which from there previous statement which said "The median resale price was $955,000, up nearly 30 percent from $737,500 in the previous quarter. However, price per square foot slipped 0.5 percent to $466", but in the whole story it forgot to mention how great this was for people who are interested in purchasing a Las Vegas high rise condo because they can for a limited time receive a larger Condo for less per square foot. I found that interesting. Another good point to make is the article said re sale unites were up this quarter form a year ago but they are only up 2 condo unites, yea thats it, so this must mean that property's of this kind are selling quickly or people are trying to hold on to them until some of the developments under construction are finished. By holding on to their condos until construction of other developments are completed they are going to receive what ever appreciation comes along shortly after construction is done because history has shown us here in Las Vegas with the High rise Condo developments that prices have the tendency to increase after construction is completed on big ticket developments. I do not believe that anything that was reported by the review journal was bad at all even though the language they chose to describe it made it seem that way. This is an amazing time to buy a High rise Condo here in Las Vegas and for those who can you are sure to see a good return on your money in the near future.

Some Las Vegas High Rise Condos Make Bank Black List. What Does This Mean?


Last night on our local news there was a story about how a particular banking institution is no longer providing mortgages for certain Las Vegas High rise Condo property's. OMG you might be thinking right now, is the High rise Market not doing well. In the story they made a very strong statement and if you were not paying close attention you could have missed this very important tid bit of info. What the bank said was they are not lending on certain property's because of a high investor interest in these developments. What that means is investors had purchased allot of condos banking on high appreciation and now they are unable to sell their property's to receive their returns and are defaulting on there loans. This is only 1 bank out of thousands of banks who are still loaning money to buyers to purchase these kinds of property's. If you are purchasing a Las Vegas High rise Condo as a second home or vacation home you should not have any problems finding financing but if you are an investor i am sure the bank would like to see a plan of attack that is sound before lending you the money to purchase. This is nothing new but over the last couple of years banks had very open regulations on lending and are now suffering from their mistakes. The mainstream media still continues to mis represent our amazing High rise Condo market here in Las Vegas by circulating stories like this and similar ones without saying a word about how strong it really is. If i am not mistaken this story was ran a few months back and now they are just revisiting it for some reason. Another good point about this misleading story was that the local news forgot to mention that Las Vegas High rise Condos were not the only High Rise property's on this Black list, areas like Miami and San Diego were also listed on this Black list. Also the Black list is just a reference of property's for the banks to look at before making their final decisions and high rise Condos were not the only style of property's listed on this infamous black list. Every bank has a similar style list of property's that they review before lending on anything to make sure that they are making a good choice when lending their money out. IT IS NOTHING NEW FOR A BANK TO HAVE A LIST LIKE THIS. Las Vegas High rise Condo Construction Update#1

Many people believe that just because the mainstream media choses to report on the horrific housing market and it's current condition that there is no opportunity to make money in any Real Estate market. Don't be fooled by the FED

It is happening once again. The big bad federal reserve which is no more federal than Fed Ex is trying to convince the public that they have the authority to regulate our markets. Just a brief history lesson our Government has the power to print and regulate our US currency but almost a 100 years ago they gave that power to a private group of business men who have and now are destroying are financial markets along with our country for there own personal gain. Its a sad day in America when you have a New York Times headline that says "The Fed Gets a New Job Description"
Just a brief quote from the article says this, "THE plan of Treasury Secretary Henry M. Paulson Jr.to overhaul the financial system includes a crucial proposal: it would officially transform the Federal Reserve into a “market stability regulator” rather than merely a banker’s bank." I couldn't believe that this type of propaganda is being spewed out of the pages of The New York Times during one of the most important time in history. Please America don't fall victim to the Fed like our grandparents did through their PR efforts and savor writings that make them out to be our financial GODS. Let the markets regulate themselves like a free capitalist market should.
