Common Mistakes Realtors Make


This is a common problem on the Local MLS service here in Las Vegas NO PHOTO AVAILABLE. In the begging I would just not bother with listings with no photos but there are more and more properties with no photos available and some are even some of the best deals on the MLS but still no pictures. Some Agents will put just 1 or two pictures of the out side of the house or building and thats it no virtual tour or anything a good property description yea right It is very annoying to me because I feel as Realtors Its our job to provide the best service to our clients by knowing the market and marketing there homes to sell not just listing them and waiting to see what happens some times Im not even sure why some agents are in business they act as if they are selling these properties for them selves not for there clients. Not to long a go I received a call about a property that was for sale they wanted more information so I sent over the info and of course there were not any photos available and so I called the listing agent to see if he had any photos available he told me that he would up load them to the MLS in 1hr and he refused to let me go and take pictures because he said there were other units available with the same floor plan I explained to him we were not interested in the other units available we were interested in his listing and to make a long story short by the end of the call no appt to get the photos and this person has yet to add the photos to the MLS and that was over 2 weeks ago. I do understand that some properties do have the same floor plan as others but people want to see the vies and what the actual unit there are interested in looks like not the one next door. The MLS service is a very powerful tool that we have access to we all have to pay or dues which we all know aren't cheap so why not use it the right way I feel by not properly marketing these properties correctly we are wasting our clients time and money not too mention It would make all of our jobs alot easier.

Union Park Las Vegas's Urban Core


Union Park has been Mayor Goodmans dream development to revitalize downtown Las Vegas for several years now. This massive work/live development is now underway with the infrastructure phase of construction underway residential and retail construction aren't to far behind. This is a new look for las Vegas which will draw new residence and professionals to Las Vegas to live and work which will in turn help out our local economy. The Union Park project is going to be a brand new look for Las Vegas, "The first phase of the Union Park infrastructure project is expected to take seven months to complete. Development will begin in the southern portion, from North Discovery Drive to Bonneville Avenue, first. When complete, the urban center will have about 3,100 high-rise residential units, 1,750 hotel rooms, 363,000 square feet of retail and 1.9 million square feet of Class A office space, according to city plans." and this town defiantly needs a new look and feel in my opinion. I am looking forward to the development of this huge project which will bring with it style and a whole lot of opportunity for investors, business owners, and professional. Another Sad Story of a weak Developer Who is giving the High/Mid rise Market a Black Eye


I have always said it is extremely important to make sure your represented properly when purchasing a High/Mid rise condo here in Las Vegas for many reasons. First of all you want to make sure if you are buying in Pre Construction that the development is properly funded and the project is actually going to be built. The main thing that needs to be understood is that people have to have an open line of communication with their representation in order to avoid these types of problems because i feel that it is the Realtors responsibility to make sure they have put their client into contact with a strong project. Realtors often are more worried about what their clients buying criteria is rather than if the project/development is strong and will be built. Verge Las Vegas Mid Rise condo development is a perfect example of how a lack of communication and a weak developer can hurt the image of our current High/Mid rise Condo market as a whole. Yesterdays post was a very positive reenforcement of were our High rise market is going and how a strong developer can handle this type of market we face as a Nation. More Sladerish talk about the High Rise Condo makret



Just as i have suspected another bad article that only portrays negative when in fact it is a positive story. The review Journal has published another article with false truths that mislead people about the Las Vegas High rise Condo market. The title of the article was " Resales rise for high-rise luxury condos, data find Price per square foot declines, observer says" In the article it goes on to say how the median price of a Las Vegas High rise Condo has risen 30% from the previous quarter but prices per square foot have decreased 0.5% to $466 per square foot. This was recorded as of March 31st which does not take into its findings the recently released Trump International Hotel & Tower re-sale numbers or Palms Place which were just opened on March 31st:) Once the Condo sales for these two Developments are recorded you will see an even bigger increase in the median price as well as a huge jump in price per square foot. The article divides our High rise condo market into a few different parts, such as Hotel Condo, High Rise Condos, and Mid rise Condos. My personal opinion is that we should not think of all these different sectors when discussing the High rise Condo market because it brings in confusion and sometimes inaccurate numbers. When i speak about the High rise Condo market i speak about it as a hole, this way it is easier to understand. The article also stated that "average unit size grew from 1,576 square feet to 2,050 square feet" which from there previous statement which said "The median resale price was $955,000, up nearly 30 percent from $737,500 in the previous quarter. However, price per square foot slipped 0.5 percent to $466", but in the whole story it forgot to mention how great this was for people who are interested in purchasing a Las Vegas high rise condo because they can for a limited time receive a larger Condo for less per square foot. I found that interesting. Another good point to make is the article said re sale unites were up this quarter form a year ago but they are only up 2 condo unites, yea thats it, so this must mean that property's of this kind are selling quickly or people are trying to hold on to them until some of the developments under construction are finished. By holding on to their condos until construction of other developments are completed they are going to receive what ever appreciation comes along shortly after construction is done because history has shown us here in Las Vegas with the High rise Condo developments that prices have the tendency to increase after construction is completed on big ticket developments. I do not believe that anything that was reported by the review journal was bad at all even though the language they chose to describe it made it seem that way. This is an amazing time to buy a High rise Condo here in Las Vegas and for those who can you are sure to see a good return on your money in the near future.
