Common Mistakes Realtors Make
This is a common problem on the Local MLS service here in Las Vegas NO PHOTO AVAILABLE. In the begging I would just not bother with listings with no photos but there are more and more properties with no photos available and some are even some of the best deals on the MLS but still no pictures. Some Agents will put just 1 or two pictures of the out side of the house or building and thats it no virtual tour or anything a good property description yea right It is very annoying to me because I feel as Realtors Its our job to provide the best service to our clients by knowing the market and marketing there homes to sell not just listing them and waiting to see what happens some times Im not even sure why some agents are in business they act as if they are selling these properties for them selves not for there clients. Not to long a go I received a call about a property that was for sale they wanted more information so I sent over the info and of course there were not any photos available and so I called the listing agent to see if he had any photos available he told me that he would up load them to the MLS in 1hr and he refused to let me go and take pictures because he said there were other units available with the same floor plan I explained to him we were not interested in the other units available we were interested in his listing and to make a long story short by the end of the call no appt to get the photos and this person has yet to add the photos to the MLS and that was over 2 weeks ago. I do understand that some properties do have the same floor plan as others but people want to see the vies and what the actual unit there are interested in looks like not the one next door. The MLS service is a very powerful tool that we have access to we all have to pay or dues which we all know aren't cheap so why not use it the right way I feel by not properly marketing these properties correctly we are wasting our clients time and money not too mention It would make all of our jobs alot easier.

Can't Close Escrow on your High Rise Condo? What Can You Do? Find Out Here
Over the last month or so i have received an increasingly large amount of phone calls from High rise Condo buyers who are not in a position to close escrow on their vertical property's for one reason or another. I have encountered people who can't qualify for the loan and people who can qualify but don't want to close. There are so many different situations that people are in that it just doesn't make sense. I have had people call and tell me one thing and others tell me the complete opposite. If you are in this situation you first need to read your sales contract thoroughly, then contact the sales department at what ever development you have a property under contract at. In my experiences the developers are more than happy to help people out in these types of situations to the best of their ability. Once you have talked about your situation with a development representative you will have a clearer understanding of what your options are. After you understand what options you have it will make things easier on yourself and you can work on things from there. The #1 problem that i have been hearing from people in these types of situations is that they either can't close escrow or they can close but don't want to pay a high down payment. One solution that some developers are allowing people to do is to do a contract transfer or assign their contracts to someone else. This is only an option for people who have been specifically told by their developer that they can do this and if you haven't been told this then your not allowed to do so. I have helped several people who have gotten the OK from the developer to do a contract transfer but the task has not been easy. People who can't close on their High Rise Condo need to understand the quicker they take action and speak to the developer about their situation the easier it makes it on everyone. Now on the positive side of this equation if you are able to close and don't have a problem with paying a little higher of a down payment than a traditional style loan then you are in a great position. The reason you are in a great position is that you can pick up property's at 2005 &2006 prices which means instant equity for you. This is only a good idea if you want to buy a High rise Condo and don't want to pay 2008 prices and also you have the opportunity to pick up some very prime unites with some of the best views in town. Like i mentioned earlier i am currently working with several people who can't or don't want to close on their Condos so if your interested in this type of deal i can be of help to you. I have access to Palms Place and Trump International Condos that are way below what the developer is selling their Condos for because like i said these property's were put under contract a few years back during pre construction phases of the developments. Tough Talking From Sullivan Square
Sullivan Square is a Mixed Use development located at Durango and the 215 beltway. This 16 acre planed development will have 1,300 High/Mid rise residential units, 45,000 square feet of retail and office buildings, and a central park. Over the last few months their has been a growing concern among construction contractors and home owners that are involved with Sullivan Square because of talks that the development might not go up. According to a lawsuit, filed in Clark County District Court by one of the developments partners GSG, alleges breach of contract by Harcourt Nevada , a 60% Partner in Sullivan Square, for failure to perform funding obligations and breach of fiduciary duty. GSG's Lawyer John Manly says "Essentially, Harcourt is pushing Glen, Smith & Glen out of the project and they intend to build it themselves," the California lawyer said. "It amounts to economic bullying." This is bad news for anyone involved with Sullivan Square because the allegations in the filed lawsuit can only bring on one thing and thats a Hold Up in the Finishing of this project which anyone familiar with Construction or Land Development knows is a big deal.
